The context
Risaralda sits in the Andean part of the Coffee Region. Parts of the department belong to the Coffee Cultural Landscape, a UNESCO World Heritage site, so additional planning considerations can apply to some rural properties. Anyone considering a plot or a house here should ask the municipal planning office what applies to that specific property.

- Urban lots and houses in and around Pereira and the other municipalities.
- Fincas and rural houses, where access, water and waste water need special attention.

What the terrain and the region change
- Slopes. Many plots sit on hillsides. Retaining walls, drainage and the foundation type can weigh heavily on the budget, so they should be understood before you pay for the land. See buying land in Colombia.
- Seismic design. The 1999 earthquake that struck Armenia and the coffee region made seismic-resistant construction a central concern in the area. The code that applies is NSR-10; our NSR-10 guide explains the basics.
- Rain and access. Roads to rural properties and drainage on the plot need to be checked in the rainy season, not only on a dry day.
- Utilities. The distance to the water and electricity networks affects the cost of getting ready to build.
Local authorities
Each municipality has its own land-use plan and planning office, and the regional environmental authority, CARDER, grants environmental authorisations such as water use or waste water discharge when a project needs them. If you also need the title reviewed, we coordinate with a licensed real estate attorney and give you one consolidated result.
