Why the region matters
Site work needs a professional who can be there. We concentrate on the Valle del Cauca so that visits are frequent when the work needs them and the local context is familiar: the municipalities, their planning offices and the regional environmental authority.
The kinds of property involved
The department has urban markets, agricultural land and hillside terrain. The service is designed for:
- Urban lots and houses in the main municipalities.
- Fincas and rural properties, where access, water supply, waste water and electricity need special attention.
- New builds and off-plan units, where the developer’s permits and the progress of the project are what must be verified.
- Houses under construction that need independent oversight.
What changes with the terrain
The same house can behave very differently on flat land and on a slope. In this region we pay particular attention to:
- The ground. A geotechnical study decides the foundation. This is a requirement of the structural design under NSR-10, our NSR-10 guide explains why.
- Drainage and water courses. Plots that collect water or sit near a stream need extra care.
- Access. Roads to rural properties can be difficult in the rainy season.
- Utilities. The distance to the water and electricity networks affects the cost of getting ready to build.
Local authorities
Each municipality has its own land-use plan and its own planning office. The regional environmental authority, the CVC, grants environmental authorisations such as water use, waste water discharge and tree removal when a project requires them. Experience in the region
John lives and works in Tuluá. His current role is Project Coordinator in a municipal public entity, with a portfolio of 50 contracts and 43 contractors in Palmira, Pradera and Tuluá, so he works every day with contracts, budgets, schedules and technical compliance in these municipalities.
